As Buyer Agent – Seller had rejected several offers before Mike and his client toured the home.  The same day Mike submitted a contract, seller received another offer.  The competing offer was acceptable to seller.  Mike was able to get his client’s offer accepted instead at same financial terms. 

At settlement, Mike’s client got back cash and $1,500 repair credit for incidentals.  Listing agent said most buyer agents leave money on the table and congratulated Mike on how he represented his client.  Agent wrote Mike: “Just wanted to thank you for being so wonderful to work with, especially with the long-distance seller! Best wishes to you both for a fabulous 2013!”

 

As Listing AgentWithin first week client put her house on market through Mike, he cultivated bidding war between two buyers for property.  The house just down the street had been for sale about a year and a half and was for sale when Mike’s listing came on the market. 

The neighbor’s house was larger and sold for $19,000 below asking price.  Mike’s listing sold “as is” for $70,000 more than the neighbor’s, $5,000 above asking price, and no seller subsidy.  In addition, Mike negotiated free one-month rent back for seller.

 

As Buyer Agent Mike beat out three competing offers for a newly renovated property.  His client decided to the release contract during the contingency period to buy a home with a finished basement.  Seller subsequently his sold property for $15,000 more than the sale Mike negotiated for his client.

 

As Buyer Agent – Mike scooped another buyer agent who didn’t respond to seller within 24-hours.  Mike successfully negotiated a winning offer for less than the competing offer.  House sold well below appraisal.
